What is CCAM Investment Club?

CCAM Investment Club Ltd is a Ugandan member-savings club founded in January 2023. We bring together like-minded people from all walks of life to build a strong savings culture and invest together in real estate and unit trusts. Our goal is simple: every member should own a home. Today we are around 275 active members working towards a target of 500, with over UGX 2.5 billion already saved together.

How much does it cost to join?

Joining requires a one-time UGX 50,000 membership fee and a UGX 50,000 subscription fee, along with an initial savings commitment of UGX 3,000,000 — UGX 3,100,000 in total. After that, members purchase shares from a minimum of UGX 50,000 per month. You can save and buy as many shares as you wish to grow your shareholding over time.

How do I join, and what happens next?

Start by filling in the short form on the Join CCAM page — the Secretariat will call you to answer your questions and guide your first deposit. You then deposit your fees and initial savings into the Club’s account at Centenary Bank, Mapeera Branch (Account name: CCAM Investment Club, A/C 3203612008). Once your deposit is received, the Club issues you a membership form to complete and allocates you a membership number. For help getting started, contact the Club on +256 776 011445 or +256 776 646606.

How does the Club create returns?

Every shilling you save buys you a percentage shareholding in the Club. That shareholding determines your share of the returns generated by our investments — keeping things fair and transparent for everyone. The more you save, the larger your shareholding and the greater your potential. We don’t promise a fixed rate of return; instead, your growth is tied directly to the real performance of the Club’s assets.

What is my money invested in?

Your savings are backed by real, income-producing assets. These include the Sonde Apartments — a completed 12-unit block in Sonde Town earning rental income — 9.9 acres of prime titled land at Mairye Estates, and over UGX 450 million invested in the Old Mutual Unit Trust Fund. This asset-backed approach is what allows the Club to fund projects like CCAM Legacy Homes.

What is CCAM Legacy Homes?

CCAM Legacy Homes is our flagship housing project at Mairye Estates, launching in January 2028. It comprises 440 housing units across 22 blocks — 160 one-bedroom, 160 two-bedroom, and 120 three-bedroom homes — set within an estate that includes a school, clinic, business centre, health club, swimming pool, and play areas. The project is valued at approximately UGX 48.8 billion.

How does rent-to-own work?

Rent-to-own lets you move towards full ownership of a Legacy Homes unit by paying a 30% deposit and then settling the balance over 10 years in affordable monthly instalments, with no interest. For example, a one-bedroom home (UGX 80M) works out to roughly UGX 467,000 a month, a two-bedroom (UGX 120M) to about UGX 700,000, and a three-bedroom (UGX 140M) to about UGX 817,000. When the balance is cleared, the home and its title are fully yours.

Is my money safe?

The Club is asset-backed — with completed apartments, titled land, and a regulated unit trust — rather than relying on promises alone. We are governed by a board that conducts quarterly performance reviews and commissions annual external audits, and we operate through a dedicated account at Centenary Bank. Our focus on good governance and compliance is there to protect every member’s savings.

Am I guaranteed a home?

Home ownership is the goal we work towards for every member, but a unit is not automatically guaranteed. CCAM Legacy Homes offers 440 units, and homes are accessed through the rent-to-own programme once you qualify. The surest way to put yourself in line for a home is to join early, save consistently, and grow your shareholding.
